A lakeside property in a dreamlike location

Whether as a permanent residence, a holiday home or a base for a new outdoor project, this country estate offers many opportunities to realise personal or business dreams. The property is situated directly on the lake, with its clean water and abundance of fish, inviting you to swim, fish and canoe; in winter, to go ice fishing, take a dip in the icy water, or glide for miles across the lake on a snowmobile…

Geographically situated in Swedish Lapland, the property is located an hour’s drive north-west of Arvidsjaur on Lake Abraure. The lake features interesting groups of islands that are well suited to exploring by canoe… a few holiday homes are scattered along the 20-kilometre-long shoreline. These are mainly used during the Swedish holiday seasons. For data protection reasons, the exact coordinates will only be provided once there is concrete interest in viewing the property. In addition to fishing, the lake was formerly used for timber rafting down to Malmesjaure.

The plot covers 3.1 ha (31,000 m²). The seven buildings stand on a well-maintained woodland meadow, along with a garden area of approx. 500 m², wild meadows, a wooded area and a spacious timber storage area. Further buildings/guest cottages can be erected. The property’s own spring/deep well provides good drinking water. The adjacent gravel road is cleared daily in winter.

A few words about flora and fauna:

As well as many berries (blueberries, lingonberries, cloudberries, etc.) and mushrooms (sand mushrooms, butter mushrooms, porcini mushrooms, and many others), there are rare plants such as the ‘carnivorous’ butterwort, sundew and plenty of other herbs. Many garden plants grow well, such as potatoes, strawberries, cabbage, etc., although they do require more care than they would, for example, in Germany. Vegetables such as courgettes, tomatoes and cucumbers grow in the greenhouse.

In winter, the moose come down from the fells and can be spotted on the property. Reindeer are present in the area all year round; in spring, the females come with their calves to the meadow by the lake to rest in the sun. Sometimes fox cubs are around the house; they quickly become tame if left in peace. Predators such as lynx and wolverines live in the wider area, but are very secretive. There is a rich variety of birds, including the small coal tit and willow tit, many songbirds, swallows, woodpeckers, ravens, cranes and, every now and then, an eagle circling high above the property. Also worth mentioning are the cuckoo, snipe, dunlin and whooper swan. In addition, there are gallinaceous birds such as the black grouse and capercaillie. Short-term visits by interesting migratory birds also take place during the relevant seasons.
